For those that ask, or have asked, about seller concessions, download this, then enlarge and look at the final print.

Ahhhhh - sorry Chris. It says that they'll provide 10k in upgrades and 10k towards closing costs! :roll: :roll: :roll: :roll:

Now you can watch to see if they are reported on the MLS :roll:

I know of one builder that offered $10,000 in cash rebate after 3 months of occupancy. Claimed it wasn't a sales concession because it did not occur until 3 months after the closing. He said to report it at the time of closing would have been misleading. Needless to say it wasn't reported 3 months later because the system doesn't let you make changes 30 days after the sale date without contacting the MLS administrator. :?

Every subdivision around me has big banners... $40,000 in upgrades or cash back!
I don't know how many deals I've killed, but the few I've done had all of this clearly disclosed.
Ya can't keep trouble from visitin, but you don't have to offer it a chair.

Builder sales are hardly, if ever, reported in MLS. :evil: :evil: :evil: :x :x And if they are, the agents LIE about the details!!!!!!!!!!!!!!!!!
