Now you can watch to see if they are reported on the MLS

I know of one builder that offered $10,000 in cash rebate after 3 months of occupancy. Claimed it wasn't a sales concession because it did not occur until 3 months after the closing. He said to report it at the time of closing would have been misleading. Needless to say it wasn't reported 3 months later because the system doesn't let you make changes 30 days after the sale date without contacting the MLS administrator.

Every subdivision around me has big banners... $40,000 in upgrades or cash back!
I don't know how many deals I've killed, but the few I've done had all of this clearly disclosed.

Builder sales are hardly, if ever, reported in MLS. And if they are, the agents LIE about the details!!!!!!!!!!!!!!!!!
