Joker, better check that payment thing out. Banks don't like all the appraisal bills to pay and they might be more receptive if you took care of the payment, paperwork, etc.

One local bank has their staff appraiser ordering all the appraisals. I guess it is working. Have not heard otherwise while the rest of our local institutions trimmed their approved appraisal list and order on a straight rotation. I actually have more work than I did before HVCC. Plus, I actually get some 'easy' ones once in awhile.

I would be willing to do it that way, Jan. However, many of the banks that are not yet using traditional AMCs are doing so partially because they don't want to spoil the relationships they have with their appraisers. Believe it or not, some (real) lenders have a tremendous amount of respect for good appraisers.
