It should warrant a positive adjustment. Dead grass and shrubs? Think of all the money you'll save not needing to buy a lawnmower, hedge trimmer, or that other needed junk.

The Cost Approach to Value is not applicable in houses over 5 years old. That is why the approach is not included.

(The report indicates a construction of 2004 and the report was dated 08/12/2007)--go figure!

Santa, that would describe 99.9% of the yards in Georgia right now. :cry: Gonna need a lot of rain to break this drought, and we have yet to see the results and effects on our trees. I've thought about going to some auctions and buying branch grinders, stump grinders, etc. The tree removal biz will be busting lose next year. :mrgreen:

I had an upgrade review the other day (remember, this was selected by the applicant as the best of his work)......on the income operating statement on a rent house that rents for $850 a month, annual professional management fees were listed at $78.00 .

GP..maybe you can throw the appraiser in ML's chipper/shredder...I can't think of a better use for it :-)
