I have seen several different commercial appraisal reports and am surprised at the difference in the way they are measured.
Some have all portions of the building except anything under 3' ceiling height. Some do include porches, garages, etc. that are part of the function of the building, some do not.

I measure income producing SF and compare it with total SF. That gives me an efficiency ratio which may also be a basis of comparison if needed and applicable. The problem, as usual, is finding comparable sale properties that were measured, sold or rented with the same formula. Ditto to Edd... I measure GBA and GRA. For the income approach, I usually use the SF in the contract as that's what both parties have agreed is GRA. _________________ Ya can't keep trouble from visitin, but you don't have to offer it a chair.
