I find submitting samples as demeaning and time consuming, but I wonder why so many people seem totally incapable of finding a solution. I would simply go to one of my local clients [or is that the problem? no one has local clients]and bring a selection of recent copies of reports and ask if they minded if I submitted them to another lender for samples. I have never been turned down for same.

I find it demeaning and time-consuming as well. But, I believe I have a better solution than you do, Ter. I just say "no." Although I don't do hardly any mortgage broker work now, back when I did, I rarely (only remember one time) lost a job because of that stand.
