Bill Milenski was suspended over something to do with conservation easements up by Greenland (on I 25 between Colorado Springs and Castle Rock). I haven't heard the specifics yet. Erin Toll is really going after the conservation easement appraisers, but not reporting too much in the way of specifics. I called Bill to offer my support, but got voice mail. Bill is a respected long time Certified General from the Arkansas Valley with a lot of experience.

That brings up an important point. An appraiser that was suspended under the current regulatory structure is not necessarily doing something that most of us would consider illicit (or, at least, not the worst kind of illicit activity). Also, some who are suspended that were doing wrong learn from the experience. I have known two appraisers personally who were suspended or required to take additional course work and make an agreement not to do it again. In both cases, the appraisers were not the most egregious violators in our area (who I contend will never be caught because they are too slick). Point is, don't stomp a man when he's down... it is possible for an appraiser to be suspended and, even if guilty, to come back as a good appraiser.

I heard a little more about the Milenski suspension. He was working on conservation easements and it had to do with lack of support for before values which in turn discredited the conclusions. The general appraisal lesson learned is watch your support carefully. Eliminate WAGS or you will apparently be summarily executed in CO.
