Special Benefits

I am appraising a property that appears to have a special benefit in the after value. In trying to measure that benefit, I am studying the relationship in pricing of sales located along an interstate with secondary access (frontage road) versus one with an interchange location. Preferably, these sales would be located near each other, but the secondary parcels would have visibility from but no direct access to the interstate. I'm interested in any data that can be had on a nationwide basis. Any help is much appreciated. Thank you.
