The upside is, you will probably never need to make those calculations again.
I seriously doubt that.
If I ever had to calcuate the loan constant to solve an appraisal problem, I don't remember doing it.

Same here.

But... I have seen a couple of MAIs do it.

You are right. I used sloppy language. Someone might still use split-rate capitalization. BUT, they use it with a textbook open or a software app. So, you only need to memorize how to punch up Rm on a calculator for the test.

However, most of the split-rate parts of the capitalization curriculum that have almost no practical application. Is anyone still trying to use land-buidling, split-rate capitalization? Anybody publish an article in the last 25-35 years claiming it is superior to or as good as overall (Ro) capitalization? Anybody publish a land-building split-rate survey?

They still teach it in Cap 2. "IRV ate a BLT" problems abound in the advanced course, too. (And the test had one of them, as well.)
