I think the "at least from the street" is supplemental language. Does anyone see it in the GSE certs?

Mentor - the place it is on the 2005 version of the 2055 is for the "supervisory appraiser". Nothing anyplace in those certs. However, it is in Fannie & Freddie's directives on completing such assignments.

Otis, do you think it requires EA language in a prominent place if the exterior of improvements aren't visible from the street? It certainly should be mentioned as a general CYA.

I do and concur. In fact, we an area here where the properties are typically 2 to 5 acres with heavy growths of evergreens and everyone builds back behind the trees with curving drives so that they have more "privacy". I always included statements about that condition.

I turned him in to the IL folk and told him I turned him in. So, I expect rather than reforming he'll get all pissy, but Anne can handle that part of it.


There is no Steve Simon listed in Illinois on the National Registry.

Thanks, but Steve didn't find him in the registry because he was never there. Why turn him into the appraiser guys? My info is that they haven't got time or money to chase the appraisers so I deduce they sure won't go after non-appraisers.
Maybe the agent folks will do something. Any bets? My guess is that I will get some kind of a response to the effect that is what the customer wanted. So far nobody said nothing back to me and I signed my complaints with a return address. I told the broker what I thought too and why.

Edd, of course, I was going for a punch line.

The complaint might have some teeth, if it were based upon the NAR code of ethics and submitted to a local board and copied to the state & national boards, just to make the local board paranoid. However, without a report in hand, there really is no evidence of wrongdoing, since IL law does not restrict RE brokers from appraising non-federally related transactions and they can do BPO's until the cows come home.

AI has put together a somewhat useful list so the crusaders ( :lol: ) can more productively crusade, I guess: http://narblog1.realtors.org/mvtype/appraisalinsight/BPO%20State%20Laws.pdf

Every state statute regarding the BPO issue is summarized. It looks like they got MN right, so I expect they have done reasonable due diligence on the other state reports as well.
