In a former life, if I, as an attorney, needed to know the value of real estate, and didn't expect the thing to go into litigation or the IRS or someplace it was going to be second guessed, I got it from an agent (don't tell Janet or she'll never let go of it). Appraisers were too hard to find, too expensive, too slow and none of them agreed with each other.

So, it looks like not much has changed. I translate LSI's reference to "correct" to be a reference to the estimated value. Or was it an opinion of value back then?

If "back in the day", the fraternities were as focused on process as we are now, they could hardly have answered the question. Maybe, that's how the USPAPers realized the need to look for crediblity rather than correctness.

I'm going to download the review the pineapple posted review and read it. I can't get from one page to another without layng them out flat and touching them with my hands. However, at first glance, it appears it may have been generated by a jealous competitor of Mr. Widdos, who didn't know much about review or appraising fractionated interests in real estate. From the school of "rip 'em up" on review perhaps?

Actualy was the ample opportunity to be 100% correct all of the time. Shocked
