Geez Jim, if you wanted a spread sheet with all six functions of a dollar, all you had to do was ask. I have the factors for 1-50 periods and interest rates from 7 to 12 in quarter-point increments. I have a monthly one, too.

Thanks for your kind offer, but....

Observe the subforum title, "New Trainees." I know, the phrasing implies that there are "old" trainees--and there are!

The purpose in posting those equations was to demonstrate to those unfamiliar with cell formulas how to construct a cell formula from a hairy-looking algebraic expression, and to teach them how to assure that it's working correctly by using stepwise construction.

My MLS does not let me download days on market of closed sales. I can get list date and sale date.

How do I calculate days on market from these two dates in Excel? Please keep it simple ... I'm still learning. :wink:

List date: 1/1/2007
Sale date: 3/21/2007

Look up the DATEDIF() function in the help file. Better yet, Google it; there are other explanations on the web which may be easier for you to understand.

FYI, WordPerfect (and, I assume, most other word processors) has a Tables function that operates much like a spreadsheet. For many appraisal problems, this is what I use. You can build a table with formulae, as appropriate, and then simply tell the program to calculate. Note: I don't usually use the word processor tables for complex calculations, such as present value of an annuity, I suppose it would be possible to do so, but I find use of the HP-12C much easier for most of this kind of work.

In Excel the one I needed is called Days360 and here's the formula. I knew there was a way to do it but did not even know where to start. Never heard of 'dateif'. :lol:

=DAYS360(A10,B10)

One of these days I'll have it down! I'm slowly learning how to extract things from the MLS. Lots of data to work with and I'm making some impressive graphs. :wink: (I love doing this stuff and seeing how different areas of the market are reacting in this subprime mess)

Better check your spreadsheet results. DAYS360 calculates number of days using a 360-day year, not a 365+ day year. Try this: =DAYS360("12/31/07","1/1/07")
You should get 364. Now try 12/31/06 through 12/31/07. If you don't get 365, better find another function.

DATEDIF() should give the correct results. (That's "Date Dif," not Dateif).
