I know I said I'd try to find some idiotic phrases and post them here. Unfortunately, I can't find anything that isn't just plain sad. I'll keep looking.

Boyd...where are you? I know you've got some.

Stupid comments? How's this for a house description on a friends appraisal he had done:
'House is over one story tall and second floor was estimated.'

From an outdated FIRRE/USPAP ADDENDUM that this particular appraiser keeps using...

"THE INTENDED USE OF THIS APPRAISAL REPORT IS SOLELY FOR MORTGAGE LOAN ANALYSIS TO AID IN DETERMINATION OF LOAN PROCESS AND CONSITUTES THEFT OF THE INTELLECTUAL PROPERTY OF THIS APPRAISER."

Thanks Tom. That appraiser is a idiot. I'm sick of reviewing her appraisals. From now on I'm going to say yes just to get a copy of the appraisal and then tell the client nevermind. Sad

I invited Denis Desaix to this forum.

"Subject is two stories high and has excellent views from the third floor."

"Physical Possibility
The physical characteristics of the subject site were discussed in the site analysis. Overall, it is the appraiser’s opinion that the physically possible uses for the site include a wide range of legally permissible uses that are physically possible. "
